Concrete Replacement and Repair in Gleneagle
Gleneagle is an unincorporated community on the north end of the Colorado Springs area, and much of what concrete contractors do here is replacing flatwork that has served for decades. Wikipedia lists Gleneagle as a census-designated place governed by El Paso County, with 6,649 residents and 2,486 housing units on about 2.3 square miles at the 2020 census, at an elevation of about 6,870 feet. Mail comes through the Colorado Springs post office under ZIP code 80921. We replace and repair driveways, patios, walks, steps and garage floors, and we add stamped concrete and new patios.
The Donala development
Gleneagle started as a planned golf community. A 2013 Gazette report by Wayne Heilman describes the 18-hole course as the centerpiece of the roughly 800-acre Donala residential development, built in the early 1970s, which is now called Gleneagle. The course closed on November 1, 2013, after nearly 40 years, as the club cited fewer golfers and rising water costs. The Census Bureau first defined the Gleneagle CDP for the 1990 census.
For concrete, that history means many homes here were built across the 1970s, 1980s and 1990s. The oldest original driveways and patios have now been through 40 or more winters on the Palmer Divide's southern slope, and many have reached the end of their life.
What aging slabs look like here
On a 1970s or 1980s Gleneagle lot, we often find a driveway with a cracked apron and a panel by the garage that has settled, a front walk lifted by a tree root, and a back patio that has tipped toward the house. Some of these can be lifted, sealed or partly replaced. If panels are broken into pieces, scaling over most of the surface or moving against each other, full replacement with a new compacted base is usually the better value. We price both paths where both are real options.
Sloped lots and drainage
Much of Gleneagle is laid out on rolling ground, and many homes sit above or below the street. A driveway that drops toward a garage needs a way to keep meltwater out, and a patio on the downhill side of a house can collect runoff. We set slope on every new slab, add a drain or swale where water has nowhere to go, and move downspout outlets off the concrete. The aim is simple: water should leave the slab and the foundation, not sit against either.
County access and HOA steps
Because Gleneagle is unincorporated, El Paso County requires an Access Permit to construct, reconstruct, pave or enlarge a driveway that meets a county road, even when the driveway has been there for years. Many homes in the area also fall under covenants or a homeowners association with design review. We are glad to work from your HOA's guidelines; bring them to the estimate.

Gleneagle Questions
Is my 1980s Gleneagle driveway worth repairing?
If the cracks are few and the panels are level, sealing and replacing a section or two can work. If the surface is scaling or panels have heaved and settled, replacement with a new base is usually the better long-term choice. We give you both prices when both make sense.
Do I need HOA approval for a new patio in Gleneagle?
Many homes in the area are under covenants with design review. Check with your association before work starts. We can provide a drawing and material details for the application.
How do you keep water out of a garage at the bottom of a sloped driveway?
We grade the last section so water is directed to the side, and where needed we add a trench drain or swale. Downspouts that empty onto the drive should be redirected too.
