Concrete Work Across a City of 195 Square Miles

Colorado Springs is our home base, and concrete contractors here cover more ground than in any other Colorado city. Wikipedia lists the city at about 195.8 square miles, the largest municipality in the state by area, with 478,961 people at the 2020 census and an estimated 494,743 in 2025. The city sits near the base of Pikes Peak at roughly 6,000 feet. Across that footprint we pour driveways, patios, stamped concrete, sidewalks and steps, garage floors and RV pads, and we repair slabs that have sunk, heaved or flaked.

A housing stock that peaked in the 1970s and 1980s

Census survey data summarized by Point2Homes puts the median year built for the city's 211,353 housing units at 1986. About 16.5 percent of homes went up in the 1970s and 17.1 percent in the 1980s, followed by 13.6 percent in the 1990s and 14.3 percent in the 2000s. Only about 5 percent predate 1940.

That timeline explains most of the calls we get. A driveway poured with a 1978 split-level has lived through decades of freeze and thaw, plows, and settling soil. Typical problems on those lots are a cracked apron at the curb, a garage-side panel that has dropped an inch or two, and a front walk that has tipped toward the lawn. Houses from the 1990s and 2000s are now hitting the same age the older homes were when their first repairs came due.

The city grew by annexation

A lot of today's Colorado Springs was once separate. Wikipedia's Broadmoor article notes that the city annexed five suburbs in 1980, adding about 6.5 square miles and roughly 20,000 people, and the Colorado Supreme Court upheld the move in 1982. Old Colorado City, founded in 1859, joined in stages between 1898 and 1917. The result is a city where concrete standards on one block may date from a different era, and a different government, than the block next to it. We look at each slab on its own terms rather than assuming every street was built the same way.

Where your slab ends and the city's begins

The City of Colorado Springs requires a concrete permit for new or repaired sidewalk, curb, gutter and other concrete in the public right-of-way. Its permit page says contractors doing that work must be licensed, bonded and insured, and that a general contractor license does not cover right-of-way work. Adding a second driveway or changing a curb cut goes through the city's Driveway Cut Application, which City Engineering and Traffic review before the concrete permit is issued. That form lists a 24-foot maximum driveway width in low-density residential zones and a 12- to 24-foot curb opening, and it asks applicants to allow five business days.

Building permits across the city run through the Pikes Peak Regional Building Department, which the county and city created by agreement in 1966. When we quote a job, we mark the line between your private slab and the public walk or curb, so you know which part needs city sign-off.

Sun, snow and swelling clay

Wikipedia's 1991 to 2020 climate table gives Colorado Springs a January average low of 18.5 degrees and 32.5 inches of snow a year, and the article counts about 243 sunny days. Days that thaw in the sun and refreeze at night are hard on concrete surfaces, and the Colorado Geological Survey calls expansive soil the state's most significant geologic hazard, listing cracked and heaved driveways, patios and garage floors among its common signs. We set grade so water leaves the slab, keep downspouts and sprinkler spray off the edges, use air-entrained mixes outside, and match thickness to the load. Colorado Springs Questions

Do I need a permit to replace my driveway in Colorado Springs?

If the work touches the public sidewalk, curb, gutter or drive approach, the city requires a concrete permit pulled by a contractor licensed for right-of-way work. A new or wider curb cut also needs the Driveway Cut Application. For concrete fully on your lot, we confirm what the city and your HOA require before scheduling.

How wide can a residential driveway be in Colorado Springs?

The city's Driveway Cut Application lists a 24-foot maximum width for low-density residential driveways, with a curb opening between 12 and 24 feet. Other zones and corner lots can differ, so we check your address before we design a widening.

Why is my 1980s driveway cracking near the garage?

That panel often sits over backfill that settled after the house was built, and roof water from the garage corner can soften the base. Swelling clay and freeze-thaw make it worse. We check the base and drainage, then price section replacement or lifting beside a full replacement.
