Concrete Work in Cascade and Chipita Park

Cascade-Chipita Park is a mountain community on the US 24 corridor west of Colorado Springs, and concrete contractors working here plan around slope, shade and runoff. Wikipedia describes it as an unincorporated census-designated place in El Paso County made up of Cascade and Chipita Park, with 1,628 residents and 906 housing units on about 13.5 square miles at the 2020 census. The CDP sits at about 7,379 feet, and Chipita Park, 2.7 miles northwest of Cascade, is listed at about 7,796 feet. We pour and repair parking pads, steps, walks, patios, garage floors and failing slabs here.

Part-time homes and older cabins

The Cascade post office opened on August 16, 1887, and Chipita Park had its own post office from 1935 until 1967, when it merged into Cascade's. The 2020 census found that 20 percent of housing units were vacant, a figure that reflects the area's mix of seasonal cabins and year-round homes. Many cabins were built long before modern concrete practices, so we see thin slabs, steps with uneven risers, and parking areas that were never more than a leveled spot on the hillside.

For seasonal owners, we can schedule work around when you will be in town and send photos as the job progresses.

Burn scars and highway closures

The 2012 Waldo Canyon fire burned the slopes above this stretch of US 24. In September 2013, CDOT reopened the highway for just two hours between storms and warned that another wave of heavy rain over the Waldo Canyon burn area would close it again; eastbound lanes were reduced for about four miles between Cave of the Winds Road and the Pikes Peak toll road at Cascade. For homeowners, the lesson is that water moves fast here. Concrete near a drainage should be pitched to move water along, never placed to dam it, and walks that cross a runoff path may need a channel or culvert.

Parking pads on a slope

One of the most common jobs here is a flat place to park. On a hillside lot, that means cutting into the slope on one side and building up the other, compacting fill in layers, and often adding a thickened edge on the downhill side. A pad near the road also has to drain without sending water onto the roadway or into a neighbor's yard. We lay out the pad, the slope and the drainage at the estimate so you can see the plan before any digging starts.

Permits and access

Cascade-Chipita Park is unincorporated, so El Paso County handles driveway access. The county requires an Access Permit to construct, reconstruct, pave or enlarge a driveway that meets a county road, and to install or move a driveway culvert. Building permits run through the Pikes Peak Regional Building Department.

Old slabs worth saving

Not every cabin slab needs to go. If an old pad is solid but rough, resurfacing may be enough; if it has cracked through or tipped downhill, a new pad on a rebuilt base lasts far longer. We show you both options when both are realistic.

Cascade-Chipita Park Questions

Can you pour a parking pad on a steep cabin lot?

Yes. We cut and fill to create a level area, compact the fill in layers, thicken the downhill edge and plan drainage so water does not run onto the road or under the pad.

I only use my cabin in summer. Can you work while I am away?

Yes. We can schedule around your visits, confirm access ahead of time and send photos as the work moves along.

Do I need a permit for a driveway on a county road here?

El Paso County requires an Access Permit to build, rebuild, pave or enlarge a driveway that meets a county road, including culvert work. We confirm what your project needs before scheduling.
